To all sellers

I have been researching marketing real estate and I have discovered that putting the sale price on the sign creates activity on the property creating a better position in finding a buyer.

Do you have thoughts on this? I would appreciate it if you would please reply back to me with your opinion.

AND THE WINNER IS? BOTH- BUYER &SELLER!

Follow up ...


Well the buyer and seller finally came to terms and are ready to move on. How did it turn out?

Seller accepts the pro ration of taxes but refused to pay for title insurance. Buyer accepts paying for his title insurance (he wouldn't take title without it).

They made a few other adjustments and are ready to move on.

The moral of this story is.....

If you really want to sell and they really want to buy, KEEP TALKING AND WORK IT OUT!

We are getting more "LEASE /PURCHASE" agreements, now converting to the purchase. 
They need a title company to follow the agreement instructions and close it for them. We do that!

I Deserved A Break . Watch Out ..I'm Back!

Hi There,
It's Hard to back to my reality today.
Four days in Las Vegas is NOT reality.
We had a really fun time but it is not the kind of life style I'd want on a permanent basis.
I was delighted at the real estate activity that took place while I was gone...
A lot can happen in 4 days.
Seller number three dropped off a signed purchase agreement and an earnest money check Monday.
So it's three down and definitely lots more to do  - based on the phone calls I had from
prospective buyers and sellers today!
YAHOO -  let's get this real estate market MOVING!
We all know this economy needs to grow stronger for the good of us all!

How It Really happens...Follow FSBO Chris

Last Friday, Chris called me. He found our www.gatewaytitle.com when he googled for help.in selling his house.
I listened as he explained his situation and offered him the paper work our attorney has prepared for those who are going FSBO (For Sale By Owner).
He printed them from our website - everything he needed - Perfect!
He asked about fees and how we figure them.I explained  many final costs are based
on selling price.
He didn't have that as he was making plans to meet with the potential buyer.
I suggested he SMART START his title work and save $125... nice
He did that so I am all ready checking out the title so he can sell.
This scenario is not new to me - been doing it since 1995 -I  love what we do.

She said::"SHARPEN YOUR PENCIL" - REALLY?

I get calls from buyers and sellers everyday.
They ask a million questions about all phases of real estate.
Much of the time it is about closing costs.
I always take the time to explain who usually pays for what and how much.
Now, this is not something I just throw out there. Many of the fees
depend on the price or if it is a refinance. the amount of the loan.
That being said, I'll explain to you how I figure costs.
1.  Examination of records to determine the condition of the title.
2. Escrow fee to cover the cost of escrow officer who handles all of the paper work
and funds required, clears the title so that buyer gets marketable title, prepare paper work
from the lender for buyer, get deed for seller, pay all of the bills,
 make sure the buyer gets the property
 and  disburse to seller their money and more...
3.  Title insurance premiums in Ohio are all the same since Ohio is a "rated state".
The cost of  the insurance is based on the price or mortgage amount.

 TOTAL closing costs will be more than the above three items.

 We have to collect up front from buyer and/or seller for transfer tax, filing fees, lenders'   mortgage fees,
real estate commissions and other recording  fees, cost of  survey, wire fees, overnight fees..and it goes on and on.
What ever the contract states - we do!
So -there are TWO fees that I control:
TITLE & ESCROW
So, depending on the information you provide, based on the selling price, I can figure out an estimate of closing costs for both buyers and sellers.

But.... please remember, there are many costs I collect not many are actually mine!

REAL ESTATE CONSUMERS FALL VICTIM TO INDUSTRY GREED

The phrase I hate to hear …


“Hey, we just bought a new house! You know, we wanted to use your Gateway title company, but the real estate agent said we had to use their in-house title company and we were afraid they would mess it up if we didn’t use their agency”

It is very difficult for me to keep my composure when I know the truth about “steering” and RESPA violations the agent has committed.

Did you know the consumer has the RIGHT to choose the title company to insure the closing of their real estate deal?

It cannot be a condition of the purchase or mortgage loan (lenders also “steer” to their in-house title agency).

Many consumers know they can choose, but are afraid to exercise their rights.

I’ve been educating as many consumers as I possibly can for the past 15 years.

I’ve seen the damage joint business venture title companies  have caused  the title industry.

Title and escrow by definition are to be handled by a disinterested third party to all when insuring and closing a real estate transaction be it a purchase or refinance.

Question of the day: How can a real estate or lender owned joint business title agency, be a disinterested third party?

Answer: they make extra money on the title and escrow, therefore,

THEY CAN”T!

I am happy for the new home owners, but I am sad that we have again fallen victim to the greed of some companies in our real estate industry.

Stalker Home Sellers Scare Away Potential Real Estate Buyers!

Stalker-ish sellers. I know you think you’re being helpful, walking the buyer through your home and pointing out the wagon-wheel light fixture you made with your own two hands, the custom mural of a stingray you paid top dollar to have painted across your living room wall and the way the sounds of happy schoolchildren running across the front yard of your corner lot to get to the school in the next block lifts your spirits. However, the buyers might be trying really hard to ignore, minimize or figure out how to undo the very features of your home you hold dear. They also may want or need to have personal space and conversations with their mate or their agent while they’re viewing your home - you being there, especially walking right alongside them while they’re in your home, prevents them from being comfortable about doing this, or discussing all the things they would change if the home were theirs. In my experience, the more nit picky a buyer gets about a house and the more detailed their list of things they would change, the more serious they are about considering making an offer on this place.

What’s a Seller to do? Back off.
If you are selling "By Owner", walk behind them and keep your mouth shut until they ask you a question and only answer what they want to know. This is very difficult to do but... TMI turns them off from looking.
If you are listed with an agent, let your home be shown vacant, or leave the house when people come to see it. If you need to be there, at least walk outside or go sit at the coffee shop down the way while prospective buyers view your home. If the buyers have questions, their people will contact your people.

Real Estate Workshop 7/21/2010

Renee is busy preparing for  our July 21st. Wednesday workshop. We hold the workshop at our class room in our 8748 Brecksville Rd. location.
She tells me she has room for a couple of more sellers who want to learn more about the "ins and outs" of putting together a real estate transaction.
Lots of great information and there is no fee to attend.
Why do we do this?
Because the buyers and sellers have a right to choose the title company to insure and close their transaction and this helps us spread the news. A win/win for all!
We earn their trust and make new friends!
