House Sales Are Popping UP All Over!

Home sales are popping up all over, everyday .
YES they are!
Are a lot of FSBOs (for sale by owner) are succeeding at a speed I haven't
seen in ages and I do mean AGES.
   One of the most amazing things I'm witnessing is the large  number of sellers
that were  unsuccessful last summer and fall that now have success.
They put their property back on recently and have a buyer now!
Many of them tell me all they did was put out the "For Sale' sign and
the buyer came a knocking!
A common thread..... they priced their property to the market!
Buyers have also done their homework and know market values.
A Wise seller and a Wise pre- approved buyer = SOLD!
 I do see that Many are being sold by buyer's agents.  WHY?
In my opinion, it's the Shortage of listed inventory so they are seeking out 
the For Sale By Owners to show their buyers.
  Some sellers freak out if an agent brings a buyer. 
It's Not necessary to freak out -  if the offer is acceptable, ACCEPT IT!
 Just remember you do not have to use the agent owned title company. 
It is up to buyer and seller to agree on the title company to insure and 
close their transaction.

LOCATION LOCATION LOCATION NO MORE!

The world has changed.
You have changed.
I have changed.
Buyers and Sellers have changed.
Real Estate Market jut Ain't What It Used To Be
A Few years Ago.
How, you say?
The favorite saying was:" Location, Location, Location"
No more!
It has changed to "Location, Condition, Price"
Buyers are a lot more demanding and picky sooooo
If you are selling and what that top $ for your location,
That probably won't happen if you haven't price your
property to the current market in according  to
the condition of the condition it is in!

AND THE WINNER IS? BOTH- BUYER &SELLER!

Follow up ...


Well the buyer and seller finally came to terms and are ready to move on. How did it turn out?

Seller accepts the pro ration of taxes but refused to pay for title insurance. Buyer accepts paying for his title insurance (he wouldn't take title without it).

They made a few other adjustments and are ready to move on.

The moral of this story is.....

If you really want to sell and they really want to buy, KEEP TALKING AND WORK IT OUT!

"For Sale By Owners" More Determined Than Ever!

We, at Gateway Title, truly are "FSBO"(For Sale By Owner) experts.
This has been our niche' for 17 years and we have seen it all!
Before 2008, sellers would put their house on the market "by owner" to try it for a couple of weeks.
They usually set the asking price too high with the thought of making a real killing in a seller's market!
After a couple of weeks, if the property is not sold, the sellers call a real estate agent and list at a true market  price,it sells and they pay a commission.
Then of course, the past 4 years have been pretty dead. They go "by owner", then list, and when it expires go back to FSBO or, in total frustration,  take it off the market completely!
Now the "For Sale By Owners" are coming back with a determination I have never seen before.
They order our "Starter Kit" and also, as never before, read every word and call to "Smart Start" the title work (saves them $$).
They are tuned in to the real market value, they refuse to have to pay comission, many times,
 they offer modest
closing credits to a buyer, and THEY ARE SUCCEEDING!
It seems like Gateway is part of the FSBO underground because we get so many request from sellers who were referred by other buyers and sellers.We are working with many "family to family" transactions like never before and it seems  like "starter" homes are back in demand!
 Folks come out of the blue to use our services and we absolutely LOVE it!
We hope this activity is an indication of an improving market for all.
Heaven knows a better economy is what we're all praying for!

Stalker Home Sellers Scare Away Potential Real Estate Buyers!

Stalker-ish sellers. I know you think you’re being helpful, walking the buyer through your home and pointing out the wagon-wheel light fixture you made with your own two hands, the custom mural of a stingray you paid top dollar to have painted across your living room wall and the way the sounds of happy schoolchildren running across the front yard of your corner lot to get to the school in the next block lifts your spirits. However, the buyers might be trying really hard to ignore, minimize or figure out how to undo the very features of your home you hold dear. They also may want or need to have personal space and conversations with their mate or their agent while they’re viewing your home - you being there, especially walking right alongside them while they’re in your home, prevents them from being comfortable about doing this, or discussing all the things they would change if the home were theirs. In my experience, the more nit picky a buyer gets about a house and the more detailed their list of things they would change, the more serious they are about considering making an offer on this place.

What’s a Seller to do? Back off.
If you are selling "By Owner", walk behind them and keep your mouth shut until they ask you a question and only answer what they want to know. This is very difficult to do but... TMI turns them off from looking.
If you are listed with an agent, let your home be shown vacant, or leave the house when people come to see it. If you need to be there, at least walk outside or go sit at the coffee shop down the way while prospective buyers view your home. If the buyers have questions, their people will contact your people.

Real Estate Mortgage Rates On The Rise

Read yesterday that Mortgage rates are creeping back up over 5%
The rate on the 30-year conforming mortgage has risen to 5.1% and is expected to rise even more in the coming weeks. What does this mean for the housing market as we come up on the Spring? Hopefully, those planning on buying will act soon, before they increase more. Could ...have a positive affect - expediting an early Spring market. What's your opinion?

Buyers Have Lots of Questions – Bring Them On!


We have had a definite increase on calls from buyers this year wanting to know about our services and fees.

The FSBO (for sale by owner) workshops are also an indication that sellers are of a new mindset, a moving forward attitude that this is the market- period! Sellers are adjusting to the market values and seemed to have stopped waiting for everything to go back up to what it was three years ago. That’s just not going to happen!

It does appear the market has bottomed out is slowly coming back, and that’s a GOOD thing, but will remain slow until next year when it will probably show a small price increase.

Sellers are also working on making their properties more attractive to potential buyers making those small repairs and staging so the property looks it’s best to potential buyers.

They know there is a ton of competition out there.

Buyers are savvier than they were and are shopping very carefully.

They are also shopping for lenders and title/escrow services. We have never had so many calls from buyers in the past. Many of them have been sent to us by sellers.

Talking to buyers and sellers and keeping their life as simple as possible is where we shine.

"Law of Attraction and Selling Real Estate"

When real estate exhaustion sets in and you are mentally exhausted, it's time to rethink your thinking!
If you say "it sucks" ....it sucks!
If you believe it won't sell, it probably won't sell!
So what do you really want? A BUYER!
What is your attitude and what do you say to people asking about your property?
You set the tone. If you give off "bad depressed vibes". they feel those "bad depressed vibes" = DEAL KILLER!
Rethink your thinking. Understand "Law of Attraction"  It's not hocus pocus voodoo. It's plain commen sense.
Rid yourself of "stinkin' thinin'" The results will AMAZE you!

Is it really getting any better?

Do you see what I see?
I see the signs of improvement in this market.
The refiers are busy refing because lenders are lending and the rates are very attractive.
The is a significant increase on the number of sales that are closing.
Our Smart Start sellers are getting more activity from potential buyers and many of them have
sold through real estate agents.
Do you see an increase ?
Our phones are ringing with consumers checking on title fees.
The economy will get better as the real estate market improves.
Do you agree?
