REAL ESTATE LETTER TO SANTA

Dear Santa,

Tis the time of the year to let you know what I wish for Christmas.

My list is simple:

1. Love, good health and well being and financial stability for all.

2. Recovery of the real estate market which will lead to a better economy for everyone.

3. A simple transition for lenders, real estate agents, title companies applying the complicated new "Good Faith Estimate" and expanded HUD1 settlement statement that goes into effect Jan. 1, 2010 (a “gift” from HUD”).

4. The hope that this new approach to borrowing for a mortgage will actually improve and not confuse consumers more.

5. The good people involved in the real estate industry will survive and thrive in 2010.

6. The bad guys leave the industry.

7. The buyers and sellers of real estate will take the time and effort to learn about the process before they leap into a contract and apply for a mortgage.

8. Great customer service is real, not just a "tag line" to advertising.

9. Consumers get the respect they deserve and they will choose to work with companies who respect them.

10. Small businesses, the backbone of America, are supported by all.

Okay, Santa maybe my list is not so simple. We all have to do our own part to make it happen.

One hundred years ago.
What a difference a century makes!
Here are some statistics for the Year 1909:

The average life expectancy for men was 47 years.
Fuel for this car was sold in drug stores only.
Only 14 percent of the homes had a bathtub.
Only 8 percent of the homes had a telephone.
There were only 8,000 cars and only 144 miles of paved roads.
The maximum speed limit in most cities was 10 mph.
The tallest structure in the world was the Eiffel Tower !
The average US wage in 1909 was 22 cents per hour.
The average US worker made between $200 and $400 per year ..
A competent accountant could expect to earn $2000 per year,
A dentist $2,500 per year, a veterinarian between $1,500 and $4,000 per year,
and a mechanical engineer about $5,000 per year.
More than 95 percent of all births took place at HOME .
Ninety percent of all Doctors had NO COLLEGE EDUCATION!
Instead, they attended so-called medical schools, many of which
Were condemned in the press AND the government as 'substandard.'
Sugar cost four cents a pound.

Marijuana, heroin, and morphine were all available over the counter at the local corner drugstores..
Back then pharmacists said, 'Heroin clears the complexion, gives buoyancy to the mind,
regulates the stomach and bowels, and is, in fact, a perfect guardian of health'.
Eighteen percent of households had at least one full-time servant or domestic help ....
There were about 230 reported murders in the ENTIRE U.S.A. !
Plus one more sad thought .... 95 percent of the taxes we have now did not exist in 1909.
Try to imagine what it may be like in another 100 years.

Thanksgiving Turkey Dinner at the Torchia Home

This has become a November ritual...
My Three daughters and I start talking about who is doing what for Thanksgiving Dinner. As usual, it will be held at our house this year. The menu is predictable, as are the assigned cooking responsibilities.
I roast the very large fresh turkey that my daughter Michelle’s neighbor raises. I fill it with my secret, made up bread and sausage stuffing recipe. This year, we drafted Renee to make the Italian wedding soup. Michelle is an ace with mashed and sweet potatoes. Although I think she and I are the only ones who eat the sweet potatoes. Suzanne is the perennial Green bean casserole queen. Doesn’t everyone serve green bean casserole with turkey?
I like to make pies from “scratch” and over the years there are the favorites. For example, Robby and Bryan and Bobby, Joel want chocolate. Joe wants Pecan and Michael goes for the pumpkin. Ashley and Alison want banana, Renee prefers coconut and Michelle and Suzanne like banana/ coconut cream mixed together! I’m the Mom so I’ll make them all with my own special flavor of LOVE baked in each one.
Every year we ask each person to say for what they are Thankful. This year, they will moan and groan like this is silly before we start as usual but as they express Thankfulness for “love of family, surviving a faltering economy, a negative biopsy report, a positive pregnancy report, a 50th anniversary, healthy babies, there is not a dry eye around the table as this brings us close and renews our Faith in the strength of family.

Friday The 13th Is A Great Day!

It's not quite noon and we've had back to back closings all morning. We are so lucky to be the best part of real estate process - the closing! The buyer gets a house and the seller gets the money!
We treat them as the VIPs that they are. We love to surprise them from the "WELCOME" sign to the "lovely parting gifts"!
This morning, a REALTOR from Russell Realty came to the closing, and at another, the loan officer from Key Bank was here. I think they were pleasantly surprise when they saw how we treated them and their customers.
Aaron from Key Bank, said the closing experience at Gateway Title is legendary.
LEGENDARY! WOW!
We are confident there is no one else out there who appreciates the consumer and respects others in the real estate industry as we do at GATEWAY TITLE.
Who ever said Friday the 13th is bad luck?It certainly was'nt at GATEWAY TITLE today.

How's The Real Estate Market?

It seems I am asked that question from just about everyone, everywhere I go.
The second most asked question is: "How's your business doing"?
I don't mind those questions...
1. I'm happy to see interest in the real estate market and it is getting better!
2. It is very encouraging to find folks asking and cheering us on!
These have been a tough couple of years. Many former competitors have given up and closed their doors. Others were closed down by underwriters for lack of title insurance premium payment. I think, we in the industry never envisioned all of this would happen.
It's looking up and coming back! YEA!
I'm asked how we survived.
That answer is easy.
We have wonderful, loyal customers and community that chose us and refer others to use us for title work.

We are geting ready for the Brecksville Chamber Business Expo (otherwise known as the Go Show).
It is at a new location this year which  is Saturday Oct.24th at the Cuyahoga Valley Career Center on Brecksville Rd. across from Wallings Rd. intersection. 9:00 AM to 3:00 PM

Gotta Put the T BIRD Away


I am that crazy, silver haired lady in the “Thunderbird Blue” 2002 TBird who has the top down and the R&R music blasting every morning if the temp is over fifty degrees.

I love starting out my day feeling free and if it feels cold, I blast the heater!

I have so much fun with my TBird. As a kid I always wanted an original TBird. Like a “56 or “57. I knew that was never going to happen. I know zip about restoring cars!

Back in the year 2000, I went to the auto show and saw the proto-type of the retro TBird and fell in love with the TBird again.

I waited for it and so did a lot of other people, they were very limited in the Midwest but we found one in California (they had a lot of them- wonder why?).

It was cheaper to ship it here than pay the premium local dealers wanted so I FINALLY GOT MY TURQUOISE TBird!

I call it “my baby”. It has never seen snow and very little rain. I turned 10,000 miles last week. My office is only two miles from home so I average around 1400 a year. I wish I didn’t have to rack up any mileage so it will always be new!

I am totally irrational when it comes to my TBird. I even wash it and I’ve never washed a car before this. I like to shine it up!

Fall is here with winter right around the corner. We’ve been enjoying a brief Indian Summer. I am squeezing out as many sunny days as I can before I will be put it away to hibernate until next spring.

I’ll miss the “thumbs up” from other drivers and “Love your car” in the parking lots.

Until then, I’ll have fun - fun -fun ‘til the weather makes me put the TBird away!

REAL ESTATE $8000 TAX CREDIT UPDATE FROM GATEWAY TITLE

$8,000 FIRST-TIME HOME BUYER TAX CREDIT UPDATE


YOU MUST CLOSE THE TRANSACTION BY NOV 30, 2009!

WOW!
This $8000 tax credit has brought a lot of activity to our local real estate market!

Nothing else in the recent past can compare with the number of calls, questions, as this.

Local REALTORS are busy writing offers and finding they are in competive bidding with offers. When was the last time that happened? This is good news for sellers who have to decide which offer to accept. The market has “bottomed out” for them.
A word of caution: It may not be smooth sailing bringing these to close by the November deadline.

Based on first hand experience as a title and escrow agent, I predict real estate closings the last week of November, 2009 could be a real mess. The main reason: The surge in mortgage applications overwhelming lenders. Lenders have reduced staff, increased paperwork required to sell the loan, dealing with changing government rules and just simply overload on all of the settlement services. Now, mix in with that, the days lenders, county recording offices and title companies are closed because of Thanksgiving ... Do you see what I see?
If you are one of the buyers or sellers who need to close by November 30th, don’t delay in completing required paper work, repairs, occupancy inspections and permits.
The real estate industry is lobbying to have this credit extended as of this writing we have heard nothing.

Gateway Title Agency And The Ohio Real Estate Market

It's no secret our real estate market has been very slow to recover. But, slowly recovering it is!


Many attribute this to the $8000 tax credit for first time buyers. I see that happening every day with the buyers that are closing with us this past six weeks. They are anxious to make sure they close before the deadline of December1, 2009. I am seeing many new title orders that have a late November filing date.

Business is not booming at the rate of four years ago, but it is much improved.

What's to happen when the current tax credit expires?

You and I can do something about it. We have power with our Ohio and Washington representatives.

Contact them by email or letter. Tell them we can not let the real estate market sink again!

Most of them have a web site.

More Information Ohio Mortgage Society Breakfast Meeting

We broke bread with some great members this morning.It's great to see folks in the industry that I haven't seen in years. The topic presented was timely - "Short Sales". Lots of good information. We have buyers and sellers who are getting involved in short sales and ask us how to get it started. Our advice has always been to tell them the seller should call their lender and learn from them. After the meeting this morning, that advice still holds even stronger, If you are contemplating a short sale CALL THE LENDER AND GO FROM THERE.
We can then take care of the title and settlement side. That is our forte' and pleasure to serve all parties involved.

I just returned from two days at Saw Mill Creek where the

100th OLTA (Ohio Land Title Association) convention was held. Bridget and Renee also attended and we sat through 9 hours of continuing education, which is necessary to maintain our title insurance license.

Did you know that we are an insurance agency? We are agents of Old Republic National Title and
LawyersTitle Insurance Companies.
We have the privilege of insuring the title to the American Dream – an awesome responsibility.
The title industry, being part of the real estate industry, is going through some changes. One of the most significant being the HUD1 closing statement sellers and borrowers receive at their closing. It will look somewhat different – remember this is a government form. One of the items is about your choice of a title company and the lender’s role in this decision.
Buyers will be more involved in the choice of a title company.
Buyers should be shopping around for service and fees. Most Fees such as title insurance rates and the transfer tax are the same regardless of the title agency. Other fees can vary – but not by much. Great service should be a priority! This whole process can be stress inducing and using a title agency that specializes in A1 customer care, can relieve stress. I’m not saying other title agencies aren’t any good – we just know how to take care of you better at Gateway Title.

THE TRUTH ABOUT FIRST TIME BUYER CREDIT


We’ve been getting calls from buyers and sellers concerned about the First-Time Homebuyer Tax Credit. There is a lot of hype right now and many people have the wrong information.

I think the following information on the credit is easy to understand and useful to you if this is the time for you to buy a home. Take advantage of this rare opportunity.

Here are details on the $8,000 tax credit for first time homebuyers that can be used on all residential properties:

Tax credit equals 10% of the property's value not to exceed $8,000.

Effective for properties bought by January 1, 2009 and closed by December 1, 2009.

The property purchased must be single-family (condos & townhouses included).

There is an income limit of $75,000 per individual (adjusted gross income) or $150,000 if filing a joint return. Individuals above these salaries may still receive a portion of the tax credit.

Only first-time homebuyers are eligible or the purchaser (and purchaser's spouse) must not have owned a principal residence in the last three years.

This tax credit does not have to be repaid if the property used as a principal residence for three years.

Most experts are saying you should be under contract no later than Oct.9th, 2009.

From Kathy Gedeon of Dollar Bank: “The tax credit has had a positive impact on the market. Customers who were planning on buying in the future have now been motivated to buy now to take advantage of the credit.”

Judy Darwal of RE/MAX Trinity is happy to report:” Very positive – in fact we're running tons of 1st time buyers who are trying to beat the deadline”.

Third Federal loan Administrator, Debra Branske feels that “the opportunities for the industry would have been greater if they included not just the first time buyers but all buyers and builders”.

Gedeon added “It will be more important than ever for REALTORs to make sure their prospective buyers are well qualified AND for buyers to get pre-approved BEFORE they go to the market place”.

This tax credit can be used, as long as buyers meet the federal criteria. This is just a basic summary. You should also consult a tax professional for more specific information that may pertain to you.

MORTGAGE FRAUD HEADLINES IN THE NEWS!

This morning, as I settled in to my cup of coffee and turned on the TV, I listened to the comments on Senator Ted Kennedy's passing, the first day of school chatter and then WHAM! MORTGAGE FRAUD INDICTMENTS IN CLEVELAND!
I woke up very quickly and it had my full attention. This kind of news always gets my attention and it is too few and too far between.
I was familar with some of the names mentioned. I think there are 45 people
indicted in this wave. Bridget, my title officer and I just shake our heads.
We have known for years this was happening. Our customers would want us to do the title work. We would look at the paper work and tell them what they were getting themselves into was a scam and we would have no part of it.
Within a week or two we would see on the records that another title company had "closed" it.
I think independent title agents are the "watch dogs " of the real estate industry. Most of this fraud would not have happened if the mortgage brokers did not own the title agency that looked the other way and closed them. This ownership is not illegal.Law permits them to be in the title business. It's like hiring the fox to guard the chicken coop!
COnsumers have the power to choose the title agency to handle their transaction. The role of the title agency is to insure the title and conduct the settlement as a "disinterested 3rd. party".
I can't imagine why consumers would want it any other way.

REAL ESTATE SURVIVAL - BEHAVIOR NEVER LIES!

How often we put too much stake in others "words" or we say "we will" and then "we don't"!
Actions do speak louder and truer than words!
My friend and mentor, Richard Flint tells us like it is:
What you really feel about you is defined
with your behavior.
Back to those three little words – Behavior Never
Lies! I can’t get away from them because there is so
much wisdom, so much power in that one thought.
Words are description; behavior is an acted out
definition. Words create a story; behavior acts out
the play. Words make a sound for people to listen to;
behavior paints a picture for people to study. Your
life really is defined by your behavior and remember,
behavior can’t lie!
Remember, you are exactly where you want to be.

It's not easy to settle back into the work day routine after so much of my Granddaughter, Ashley's wedding involvement. It was wonderful!
My mind is now back to the real estate market, which is improving a lot this month.I keep reading the national housing reports, but I only believe what I see in my own backyard and the scenery is looking much better.We love happy buyers and sellers!
I also notice a problem of anxious sellers accepting offers from buyers who "think" they can get a mortgage, but can not and the deal "bombs". BAD for everyone involved.
I called an old friend, Roy Buser, a Mortgage Account executive with First Merit to get his opinion. He agreed whole heartily that many buyers are looking before they know if they CAN qualify.
He offered this advice."If you have the proper and candid conversation with your bank PRIOR to looking at home or engaging a pre-approval then the process will go well;the pre-approval will go well, the purchase agreement will be written well, the financing will go well, and the closing will be smoother. Better planning starts with the proper conversation with a lender first".
I also talked with RE/MAX Classic Manager, REALTOR Mary Early, she tells those who want to see homes to first talk with a lender to learn the whole story, get pre-approved and then, she will find them a home they can love and afford.The pre-approval certificate is proof they are a real buyer.
Realtor Suzanne Anton from The Realty Store agrees:"Pre-approval is essential before an offer is accepted "
The BIGGEST MISTAKE I see FSBO sellers making is accepting offers on the "buyers word" that they can get a mortgage and in reality, they haven't even talked with a lender.
There is nothing much more stressful than thinking the property is sold and in the end it "BOMBS"! This market is improving and it can get much better if buyers, sellers and agents set standards and stick to them.

Ashley is Getting Married Today!!

Today is the BIG day!
Last night we had the rehearsal dinner cook out in our meadow pavilion for 60.In addition to the wedding party, all out of town guests were invited.
Suzanne's staging talents shone through and the pavilion looked party perfect!
A labor of love.
Mike and Renee worked at Gateway Title holding down the fort with the rest of the staff. BIG KUDOS to my wonderful hubby Mike - He started off the day at a signing 40miles away at 8:00 A.M., returning to the same area for another at 4:00 P.M.! In between, he cut grass, worked on his office stuff,helped us set-up the party and was at rehearsal to practice his reading for the wedding at 6:30 and then grilled the burgers. He is amazing !
Renee and Bridget were pretty busy with customers at the office. Seems like yesterday was the day for buyers and sellers targeted to complete their deals.
Debbie, who answers the phones said it really was a great day at Gateway Title!
It's a great day for the Torchia Family today. It's time for to get ready for a wedding!
Ashley has taken her dress to the church. All the girls are getting ready. Suits and ties are waiting to be worn. It's almost time......

Ashley is Getting Married Saturday!

There's nothing like a family wedding!
My Granddaughter, Ashley,who is my "Baby Cakes" is getting married Saturday. Ashley is the third generation working at Gateway Title. Her Mom, Michelle, was with me when I started the company 16 years ago.An eight year old Ashley and her little brother, Robby would come into the office on the week-ends as Michelle and I worked, they played "Gateway Title" with the phones and writing notes on the telephone message pads.They drew pictures for everyone and they proudly hung them up decorating the offices.
Time just flies!
Ashley's dress is hanging from the ceiling fan with the train spread out on the bed underneath(the only place high enough so there will be no wrinkles) in our spare bedroom waiting for her to take it to the church Saturday. Just like her Mom's and Aunts Suzanne and Renee's bridal gowns waiting for them.
Everyone is pitching in from soup to nuts.
The only problem with a family business is we have not been at the office (mentally and physically) all week. God Bless the WONDERFUL staff. This has not been an easy week for them but they have pitched in to make sure everything there continued smoothly for our customers. I never once worried that they wouldn't. Without their support, I think I'd have been a basket case by today. The rehearsal dinner is at my home - a little bit of pressure there. Everybody is cooking their special dishes we all love. It's under control. Michelle has done a fantastic job organizing and getting everything done. It's almost time.... I know I'll cry in happiness for my Baby Cakes. Her Joel is a lucky Guy.

“How’s Business” TAKES ON A NEW MEANING
I am a business owner and I recently attended the local Chamber of Commerce meeting and realized “How’s business?” doesn’t mean the same thing as it did in the past.
For years now, it was not unusual to hear “How’s Business?” from family, friends, and other folks in general... Life has always been this way. Business owners said it to each other the same way we ask “How are you?” It’s a greeting, a habit.
The general response was “Fine, Thank you”. and conversations turned to other things.
I talk with a lot of business owners at Chamber meetings, networking events etc. and I observe there is a change taking place.
The reply of “Great!” to the “How’s business?” was fake for many - business wasn’t “Great!”, but no one wanted to admit it to others.
This past year has been an awakening for many small business owners of all types, from retail and service to manufacturing. Much of the business as we all knew it has disappeared – gone and no matter how well you manage your business, you have no control over the current economy.
Everyone just wants to survive and come out of this stronger.
I’ve noticed the attendance at business meetings and networking events has improved as we share ideas and look to support each other. We discuss our problems and fears more openly.
“How’s business?” The meaning of these words has evolved from a routine greeting to words of genuine care and concern.

Thank You Renee and I Love You Too!

WE were preparing our news letter and Renee always writes a column on the work shops and educating the consumer. This is the copy she submitted for the next issue. It is with much Love and Pride that I pass it on to you. - Renee's Mom.

My Boss Amazes Me!
Most people who work usually have a boss that they tolerate or pretend to like because they have to. I am lucky here at Gateway Title because my boss is my Mom! What amazes me about my mom, oh I mean Rachel, is how she seems to be able to predict the future trends of the real estate market.

For example, during our morning meetings she will discuss what's going on for the day and we will get on the subject of.. lets say people refinancing. Well then like 6 weeks later we get a ton of people using us when they refinance their homes. The amount of refinances we had late spring/ early summer quadrupled from previous years!

Another example, she was talking about filming her next show on "Golden Opportunities" on channel 3, she was going to discuss sales between close family members and relatives. Well like 6 weeks later again, before the show even aired, we started getting a lot of calls about parents selling their houses to their kids,or parents buying their grandparents house. It was so crazy that she knew this was going to happen. We have at least 2 deals come in everyday now between relatives and close friends. The $8.000 dollar tax credit has helped that along to.

Another wonderful perk about working here at Gateway Title is that I get to work with my Mom and see what an incredible business owner she is. It can't be easy for her dealing with being a boss and a parent. She has not only me here, her youngest daughter, but she also employs my older sister Michelle and her daughter, Ashley. Sometimes the lines of parenting and bossing blur, but she always seems to know what to say to keep her and my focus on work throughout the workday.

One of the reasons so many of our customers say they love us is because we make them feel special, like they are part of the family, and its true, we treat you like family, because we are family.

FOR SALE BY OWNER FAMILY TREND GROWING

This past spring I wrote about the increase in the number of sales among family members, friends and sometimes, neighbors.
This trend is growing in our area of Ohio. We've had five purchases of this type submitted to us for title work in the past 24hours. Yesterday, we closed on two others. It was exciting for us and all the sellers and buyers involved!
We took pictures of the families and friends and gave them prints to remember the day. Our closing room sounded more like a party than a real estate closing. The loan officer from the lender(First Merit) was there for one of the closings. I think she enjoyed the occasion also.
We like to treat all our customers very special, like "family".In addition to the pictures, we give them "lovely parting gifts", our coffee mugs and a Gateway canvas bag for all of their papers and stuff. We know we give them impeccable service in all aspects of their closing. The way we do it is unlike anyone else out there, I'm sure of that.I know because the secret is my wonderful staff. We all believe in what we do for our customers.
These are tough times to be in an industry supported by real estate sales and mortgage refinancing. Many former competitors have closed their title agencies.

Rodney Dangerfield of Real Estate Industry

WARNING: I GET SOMEWHAT PASSIONATE ABOUT THIS!
Remember the "no respect" guy, Rodney Dangerfield?
I've said for years that this is a fitting definition of the title industry.
We are the watch dogs of the American dream. We search, correct and insure the title to your real estate property. Most often, we are the escrow or closing agent who puts it all together following the written instructions on the contract and from the lender. We prepare the papers necessary and meet with you for signing. When all conditions are met, we literally transfer title from seller to buyer and record all mortgage documents. On your behalf, we make the required pay-offs,taxes and any other invoices submitted for items to be paid out of escrow.
The buyer gets the property and the seller gets the money, and we insure the Title! Usually everyone is happy.
We have an awesome responsibility and love what we do except we feel a little sad because very few consumers out there understand and respect how vital our role is in their transaction.
Did you know the consumer has the right to choose the title company they want, to fulfill that role?
Not the Lender. Not the real estate agent. YOU! You have the right to choose your own "disinterested third party" closing agent. Buyers and sellers agree on who will do title and escrow and that's who does it.
Period!
In the consumer's best interest, I wish agents, brokers and lenders would get out of the title business and stick to what they do best!
In many cases, the affiliate co-owned title agency has higher fees than an independent title agent(Gateway Title)because they are sharing the profit with the real estate broker or lender.
How is that better for the buyers and sellers?
A little RESPECT Please, for your own title agent and the protection they provide for your American Dream!

Eye Surgery Center Experts Let Me Down

In a previous post, I became a raving fan of all of the professional experts involved in my eye surgery last May.I had no hesitation in trusting those experts from the moment they welcomed me and guided me through the surgery.
I needed an additional lazier procedure and made arrangements to have it done in a different location.
It was a different experience.
First they called and left 2 different times for me to arrive. That started me wondering if they knew what they were doing.
They forgot about me and we waited for an hour. They were involved in showing a new employee how to operate the copier.
When they finally took me in, they couldn't find my file.
As I was leaving, they couldn't find the file again.
The procedure I had done was a simple one to them and I got the feeling, not a priority.
Maybe not to them, but to me it was pretty dog-gone important. These are MY eyes and of MAJOR importance to me!
I mentioned this when I talked with the Doctor at the follow-up appointment. He seemed very concerned. It creates a negative impression of his practice, even though it is separate from the surgery center. He evidently talked to the Surgery Center
because the center supervisor called me to find out what happened and apologized to me.
I'm glad she cared enough to call. It didn't cancel out what happened but it did make me feel a little better about them but if given a choice, I will not go there again.
Once trust is broken, it's hard to get it back. They did call and talked to me about my experience - I would have to think about it - I'm not sure.

Just like the Robins, the yellow page rep flew in last spring.
He came to me with all of the usual "special deals".
I stood my ground. "I will not spend more and I want to reduce the display ad to 1/4 the size of last years ad", I declared. Of course he had another option for me.

I do believe the future is NOW and the web is the way to go so, I bit!
I'm glad I did.

Gateway Title Falls In Love With Real Estate Customers!

Every once in a while a gift comes out of the blue.
One of these "gifts" happened yesterday and it struck me as pretty remarkable.
Let me tell you about it...
The time was just a few moments before closing. Renee and I were getting everything together for last night's scheduled "Real Estate Reality" workshop at 6:30PM.
One of our sellers, who closed short time ago, stopped by with her paid water bill and we arranged for the return of her water-hold $200.00
As we were taking her information, she told us how happy she was with her closing and all of the support she received. "I tell everyone how great you are" she beamed and ended her conversation with an enthusiastic "I LOVE YOU GUYS!"
I smiled at her and returned a bright and loud "I LOVE YOU,TOO!" as she was on her way out the door.
I immediately caught myself and felt a little embarrassed over my candid enthusiasm.
As I reviewed what had just happened in my head, I realized I really do Love our buyers and sellers for choosing and trusting my Gateway Title to handle what is probably the largest financial transaction of their lifetime at this point in time.
It seems like everyone else in the real estate industry wants the control of choosing their own title company to insure title and do the escrow.
To the contrary,
these wonderful consumers of ours make it their own choice to work with my company. For that, I truly do Love each and every one of them.

Most Consumer's Spend A Lot Of Money Blindly

For the past sixteen years that I have been in business, I have observed that Buyers of real estate who are making, what is usually, the largest purchase of their life
know very little about buying a home. They trust blindly without checking out the facts. They spend loosely -

They also sign their name to just about any form put in front of them and never read a word!

Pressure Is On And You're Overwhelmed -STOP!

I've made both good and bad decisions in my life time. In looking back I can honestly say many of the bad decisions where made when I was under pressure or feeling overwhelmed.

It's that react or respond thing. Taking the time to step back, take a deep breath and let the feeling of being overwhelmed leave you before making a decision can make a difference between a good decision and a bad decision.

My friend, Richard Flint, has some wise words on making decisions: Never make a decision when you feel overwhelmed. This is such an important thought! Every time you feel overwhelmed you are mentally weak and gathering emotions. This is the wrong time to make decisions. Any decision you make will be more emotionally charged than mentally thought-out. This means what you are doing is not a decision; it is an emotional reaction that will demand you come back and deal with it all over again. That will just steal more energy.

Remember, if you can't manage your pace, you can't control your life.

I Love Customers Who Tell Others They Love Gateway

Last Friday, we were closed, but I came in to monitor the phones and keep the doors open for buyers and sellers who often stop by without an appointment to drop off escrow papers, pick up a free starter kit, get their check or just have questions.
I'm so glad I decided to come in because mid-morning, two sisters who are selling brought in their signed purchase contract. While they were here another seller stopped by to get her proceeds check. They all started talking to each other about how wonderful Gateway Title is to work with when you are selling property!
I know I was beaming with pride as they talked.
The Gateway Team members put so much of themselves into each transaction, and it shows.
As tough as this real estate market can be, there are some rewards that can't be measured in dollars.
My Thanks to all of our buyers and sellers who are not afraid to let real estate agents and lenders know that Gateway should "title" their purchase, sale or refinance. It is the consumer's choice.

A RETURN TO SIMPLER TIMES

I'm at the office today. Due to the holiday tomorrow, we are officially closed today!
Remember when the holiday was THE holiday?
We debated staying open to take care of our customers - would they assume we would be open or closed? I came in incase someone needed to talk to us.I don't mind. This gives me a chance to write to you.
Most of the lenders we work with are closed. The county offices are closed. Our office is closed and the Gateway family and staff are getting a much deserved long week end.
As I ponder and explore my thoughts,I see many families returning to the simpler times that many of us grew up with. A return to inexpensive gatherings that are catered by the cooks in the family creating their summer specialties instead of hiring a professional caterer. A ride to a near by spot instead of air trip to a resort.To some this may be sad, but to many families it is an opportunity to learn new/old values. I used to worry about today's kids and how much spoiling we have all been guilty of. This is our chance to teach them to appreciate the many wonderful things in life all around us!And yes appreciate the all mighty dollar and what it takes to have the essentials of life.
As many folks struggle, let us not forget that we have freedom to worship and love of family and good friends .... we will come out of this stronger, wiser, and the next generation will know the simpler gifts of life.

ALL TITLE AND ESCROWS ARE NOT CREATED EQUALLY.

Change – Consumer’s make the Choice!
Today, a business owner in our office building told me he was listing his property with a REALTOR and wanted to know if Gateway Title worked with sellers who hire real estate agents!
My answer was “Of course. We work with buyers and sellers with or without an agent. We are the man in the middle who brings it altogether and insure the ownership of the title”.
You, the consumer, make the marketing choices and how you find a buyer. That decision has nothing to do with the title company you choose to do the title insurance and escrow closing.
One stop shopping is not in everyone’s best interest. It is bias to the real estate agent’s interest.
We specialize in escrow settlement services. We shine in our service to all who are involved in a real estate transaction. We must follow all written instructions from the parties to the transaction be it for a Purchase or refinance.
We must be unbiased to any one party.That is our duty!
I ask: How can an escrow agent, who works for a real estate agent's or lender's title company, be unbiased?
I've heard many very biased decisions that were forced on the consumer to favor the agent that owned, all or part of, the title/escrow agency. That includes the consumer's right to choose who does the title and escrow work.
Who is representing whom?
The consumers right to choose who they pick and pay to do title and escrow should be respected. It's Time!

If you want to master responding; master slowing down. I've said it for years, "Respond, don't react!" It is so easy to say, but so challenging for most to achieve. Why? It's challenging because most live through their emotions, not their imagination. The more emotions involved, the greater the challenge to slowing down. You can't take all the emotions out of the decision making, but you can make sure the emotions are supporting a creative decision, not feeding a reactionary feeling.

Remember, if you can't manage your pace, you can't control your life.

Love Those Work Shops!

This evening, we held a work shop for REAL ESTATE buyers and sellers.Tonight's group was a really great and diversified group. They came from all over Northeast Ohio.
All types and sizes of properties from starter homes to down-sizing.

We covered the paper work necessary for escrow, to pre-approval and from Mike, the real estate broker, marketing tips and putting their property "on sale".
A point discussed was that finding an interested buyer is not as fearful when you feel confident on the paper work to put it together.
I really loved meeting everyone. I hope they feel connected to us and are comfortable in contacting us with their questions and concerns.

IT'S A LITTLE SPOOKY- A VERY QUIET MORNING

Everything stared out normal. We had a couple of buyers/sellers and a refinancing client come in this morning for signing their final papers. One FSBO seller stopped in with questions on a deal he is working on.
Since 11:00 AM it is sooo quiet. Phones are silent, incoming and out going.
The only activity I see is coming from the escrow department.They are working on lender's papers for the scheduled closings.
2 hrs. later....
WOW! it's not quiet anymore!A few more closings and another seller came in with a contract. Bridget has been on the phone all afternoon answering questions buyers and sellers- She likes to do that. She knows a wealth of title stuff. That's why she is our Title Officer.
Sometimes a little break gives us an opportunity to regroup so I guess we should appreciate some "quiet time.

A Slight Shift In Ohio Real Estate Market

I keep a close watch on the real estate/mortgage activity.
I gather my information from the amount and type of business brought to us by buyers/sellers and lenders first.
Next, I observe what is happening in my husband's real estate activity. He is the broker of The Realty Store.
I read everything I can in industry publications and lastly, the news.
First hand information doesn't lie. It is real, and has relevance to North East Ohio.
This, I pass on to you in my news letter, FaceBook, Twitter, speaking engagements, and of course, this Blog.
What shift do I see?
Refinances are slowing down a bit. The rates are up slightly - just over 5%. It is still a good time to refinance or buy. This could mean that housing prices might be coming down a little.
We are seeing an increase in sales as buyers want to take advantage of this situation.
Most sellers show relief in just getting it sold!
The time to do something about your situation is now - refinance or buy.
Rates seem to be creeping up a little at a time. Don't let time beat out your opportunity!

A FSBO STARTS OUR DAY AT GATEWAY TITLE

Every morning we have our "Gung Ho" meeting where we get together for 15 minutes before we star our day.We were just coming in and we heard "HELLO"! It came from a prior customer who was happy with the caring service he received when he closed with us on another property not long ago. He had a signed purchase agreement and disclosures for a cash deal to close at the end of June.
He had us email him a purchase agreement, etc. yesterday. How much easier can it be?

People are so interesting, and every one is a story. That's part of what I love about this business.
This is becoming a more common occurrence these days and it's a sign of a recovering real estate market.

GOOD SIGNS ALL OVER GATEWAY IN MAY!

I just went over the final reports for activity in May and I'm smiling!
Smiles are good - maybe we should all just start laughing out loud.
The government has been messing with us a lot these past few years, especially this year.
Who ever would have thought we would witness all of the changes that have been thrown on us.

Cleveland Housing Network Classes Impressive

Once and sometimes twice a month Renee, a title consultant and workshop presenter and I teach a class on title insurance and settlement proceedures at their facility in Cleveland. These classes teach all phases on buying a home - from budgeting for home ownership, insurance, loan approval etc. In an ideal world, I wish anyone wanting a piece of the AMERICAN Dream would be required to take classes first. A LOT OF FORECLOSURES would have been avoided!
My hat's off to all who take the time to learn. The dedicated staff are great folks and great to work with.

A Good Sign For NEO Real Estate

WE had a very busy day....
It started out with a nice Gentleman from N.Olmsted who walked in with a purchase agreement for a condo. He told us the LO from Key Bank recommended Gateway Title. I don't know the LO, but I send my "thanks"!
It seems that many buyers and sellers are related, friends or have mutual friends who helped them get together and they end up putting a deal together!
They don't need an agent to list the property. They need a title company to it all keep together and walk them through the closing.That's where Gateway shines!
We have put a lot of time and effort into our free "Starter Kit". The purchase agreement,prepared by our attorney,is easy to understand. All of the required disclosures are in there. We are a great source of support for buyers and sellers. There is no charge for this valuable information.
Our workshops bring the experts to consumers.We even take our show on the road when asked.
This is a service a love to do. I guess we are even passionate about helping. I shout it out to the world as often as I can.
There are lenders who keep a supply of our kits and give them to their customers when they find a home to buy. It's actually fun to do what we do and it makes life so simple for everyone involved!

Title Insurance -Is It Important?

It is frustrating to be in an industry of which very few people understand the importance of the protection to the home owners of America that we provide.
I am a member of the OHIO LAND TITLE ASSOCIATION and was reading the monthly newsletter this morning and came across an article by our president, J. Scott Stevenson. In his article, he defined it very well and I am passing this excerpt on to you.
"We are the guardians of the real estate records, working with local, state and federal governments to make sure taxes, child support and other issues are cleared of record before each sale or refinance. We also insure the consumer and usher the transaction through with acute precision. These activities, and many others, are not taken lightly by those who work in this industry. A Wonderful Sense of Satisfaction

We love to surprise our customers when they come to sign their documents. The first thing they see is a personalized sign welcoming them to our office. Then the offer of bottled water or coffee. As owner of the company, I love meeting and chatting a little before their signing. Our closers are so good with them.
Signing real estate and mortgage papers can be nerve wracking for most folks and we know if we can relieve some of their tension, they are able to better understand what they are signing.
It is very fulfilling to me when they tell me they have never been treated like this by a company before and they LOVE it!....... So do we!
It's too bad that consumers are not used to being treated as being important to a business. I wish more companies cared about the way their customers felt about them.
We have been treating our customers like this for years. This is probably why we are still in business in these trying times and many others in the title industry have gone out of business.

Trust in Experts

Yesterday, I had eye surgery.Everything went well. Was I nervous in anticipation? Of course I was. As I arrived at the surgery center, I had to turn over the control to the experts who put me through the routine. Now,I admit, I'm kind of a control freak. So I had a long talk with me and let them do their thing. They knew what had to be done and I had to trust. They were professional and friendly. I felt they cared about me. I was totally out of my element but they weren't. I was with the experts on eye surgery. I felt reassured that I had made a good choice to have the surgery done with these experts. From the receptionist who confirmed my information and the nurses who prepped me, to the Surgeon who talked with me before operating and the recovery room nurses who made sure I was comfortable and brought me a great cup of coffee! I know it is important that I make sure that I follow their instructions to complete a successful recovery.
I was thinking that this is what our customers go through when they are involved in a real estate transaction or refinance. They are not the experts in this field and put their trust in us to guide them through it.I know that, usually, the title company that does the closing and insure the title is not that important to most people.
It can make a difference when you have questions and are wondering if anyone cares about your transaction. We strive to be different at Gateway so that you can trust us to be your experts. You can be in control of your choices. Tell your Realtor and Lender you have experts and want Gateway to "title" your mortgage.It really is your choice - take it! WE WILL TAKE GOOD CARE OF YOU.

Title Agencies Need Lender's Understanding

A common conversation among title agents is about the dilemma of working with some lenders who order title work for which the title agent never gets paid.
This occurs when:
When the consumer applies for a mortgage, many things have to be checked out before the mortgage becomes a reality.
The credit check,appraisal of the property, a title exam and commitment to insure the title for the lender are some of those procedures that must be done.
A large segment of loan officers order title work BEFORE an appraisal is done and in today's market many homes do not meet the desired value and the mortgage applicant is "turned down".
The title agency is left with paying for title searches that are never used. This cost to the agent is $80 - $100+ and it comes straight out of the title agents pocket. Many lender title order forms state that the lender will not pay for canceled title searches.
Title fees are the least of the costs in obtaining a mortgage.
Most of these orders are never canceled they just "die" in our pipeline and we pay our examiners for those exams with money that should have been income in these trying times.
I think most lenders want the title agent to take good care of their customers and depend on us so the loans close and we all get paid. We take this responsibility very seriously.
I am asking those loan officers out there who order title work too early in the process, to be more diligent about when to start the title work.Your title agent's business will survive when they are not paying out to examiners large sums for exams that are ordered prematurely and never "close".
PS. The fall out rate for some LO's orders is as high as 60%-that money to pay examiners is coming straight out of your title agents pocket.

Time Flies By So Quickly When Busy!

A lot of meetings and appointments this week. A favorite- speaking at the Brecksville 2For Tues. Luncheon.Some days Mike and I are on the go from 7AM to 7PM!
I'd like to believe that staying so busy keeps us from getting too old! I'd much rather be busy than the days of the past 21/2 years as business trickled in as the real estate market pretty much died.Every day this week sellers/buyers brought their deals to us or we got calls from real estate agents who's clients picked Gateway for their title work and closing! Some agents have a difficult time understanding the relationship we have with buyers and sellers.Those agents get pretty nasty with us. Thank God all are not like that and we work together to a happy ending for our mutual customers!

The Reality of Real Estate Refis

It seems like the whole world is refinancing. If you are in a position to do so - it starts with a good credit score, call your favorite lender now and find out if you qualify for a lower rate that you have now.
Many folks are checking on line for rates and that's okay to get information - But, from what I'm seeing on costs you are probably better off dealing with a local mortgage representative. They really do seem to have the best rates and fees and customer service.

speaking real estate

Yesterday was a blur..SO MUCH TO CATCH UP ON -I was only gone for a day!
I had an interesting appointment at Cleveland City hall to be re certified FBE. It was refreshing to talk with someone who is aware that small businesses are seldom awarded contracts to increase real estate title business because they make it next to impossible to make any money. I learned a long time ago that loosing on each transaction is something that can't be made up in volume.This is a wait and see if they mean it. They have been awarding business to basically the same title company underwriter for years and the small business can't compete.
I am speaking in Brecksville Human Service Center's "2 for Tuesday" lunch.I enjoy doing this and am looking forward to a fun time!

Just got back from Columbus meeting. Information overload for sure. So many government officials who don't understand the title business trying to over regulate our industry to the point that many struggling agents are wondering if it is worth the struggle.We are not big businesses just small business owners who strive to do an honest job that so many others want a piece of. They introduce new bills that just don't make sense.
Enough said.
In spite of all of them.....

April - where'd it go?

It's hard to believe that this is the last day of April. Wasn't it just yesterday that it started? I think I like April. It has been good for the real estate/mortgage industry. So that's a sign of a recovery for all of us.
April has been a very busy month.
Our business is up over 400% from last year (it's no secret that almost nothing was happening in real estate and lending for the last 2 years). Any surviving business connected in any way should be doing better now.

Questions, I get questions!

I attended the Brecksville Chamber of Commerce luncheon today.
It seems the first thing people ask me is "How's business?" - Is the real estate market getting any better?" - Usually the questions are followed by a story about the nightmare of someone trying to sell a property.
I see the market getting better for sellers who price realistically to today's market. It never fails that I hear many reasons why the sellers property is still worth more than others that sold for less. I feel sorry for those that have to sell and either can't or won't adjust their asking price. Sorry because the property will be sitting for a long time and then they end up selling for even less than they could have in the past.Some have been on the market for years. - no kidding.
On a happy note......
A seller came into our office today with a signed purchase agreement and ernest $$.
She was all smiles, she put a sign out for the first time and held an open house Sunday.
They priced it according to the present market and IT SOLD SUNDAY! We will be transfering title in 4 weeks and they can move on with their lives.
One more comment: Support your local small businesses. Your town would be pretty empty without them.

I had a past customer call me today. He is selling a property. and He really appreciated our caring customer service and reasonable fees when he used us to close on another property.The agent who brought him the deal, told him he would have to use the agent's title agency on the deal because the buyer has the right to pick the title company.
It didn't end there.
The seller is a wise man, he said that it seems like the agent NOT the buyer is choosing. He is absolutely right. It is the BUYER and SELLER who agree on who does the title work.
Nowhere is it said the real estate agent has the right to pick the title company.
Why don't agents market real estate and let the buyers and sellers exercise their right to choose who does the title and escrow closing?
I am seeing consumers being more careful as to whom is directing their closing costs and where they are spending their hard earned money!

we've had a lot of seller activity today. Renee got a lot of calls with sellers who have potential buyers, that's a great sign of the market waking up.
She also noticed lately that there is a significant number of real estate agents who are putting blind ads in the paper. Nothing to indicate they are an agent. I thought that was a violation. Do they do it because they think they will get more calls if readers think they are a FSBO (for sale by owner)?
I wonder???
If anyone reading this is an agent, I'd like to know what is your opinion on this.

tougher consumers have power!

Sunday's "Plain Dealing" column by Sherryl Harris referred to a blog by a gentleman about Americans being scammed for years by companies such as the phone companies, airlines, hidden fees on goods and services. He advocates citizens taking back the control of our destiny. He says "How do you make sure good companies stay in business and bad ones behave?
Buy from a company that has a presence here, one that pumps money back into the local economy....." This touched a nerve with me BIG TIME!
Survival of my title business is the result of years of caring about and educating the consumer. I know our service is outstanding.
There is a bank in our community that asks the mortgage borrower what title company they want to chose. (that's what they are supposed to do). When we are chosen, they then order us to examine the title and send the results to their bank owned title company located in Indiana who in turn pay us a pittance for the exam (I loose money) they have us do the signing of papers and they issue the title insurance and keep the premium!
The customer thinks we did their title work. Well actually we did the work - they got the $$!
This bank tells me they do this because they can! Our loyal customers who insist to the bank that we do ALL of the work, are told "Gateway doesn't want to share"
Why would I want to share our income with the greedy bank,who makes $$$ doing mortgage loans, the only profit involved in title insurance?
Ask where the home office of the title company that is issuing title insurance on your mortgage is located.If it is not local, say "NO".
Support your local independent title agent - it's your right!

Easter week end

Closed up at 1 yesterday. Phones were dead. I guess everyone else left early too!

I remember when I was a Realtor, I sold a house on Easter Sunday.
We've had a lot of title orders this past week for refi's.
I think the market is loosening up.
This country needs it!

A pretty full house. They were a very enthusiatic group and had many questions.
They realized the importance of knowing what is involved in a real estate sale.
When they have a buyer, no surprises on their bottom line.
I wish more buyers and sellers would take the time to educate themselves.
Unfortunately, most consumers spend more time looking into buying a dishwasher than the house it belongs in!
There is not Much "real" education available out there for the consumer, which is why we offer our free classes and bring in the experts to teach.

mystery of who cuts?

I never fail to be amazed when a borrower is short of money or the bank has conditions that limit amount that a borrower can bring to complete their closing,
The lenders look to the title company to "cut" fees.
Amazing because the "fees" that we charge are the least of all the costs involved in getting a mortgage. Title insurance premiums are filed rates that can not be altered in Ohio and the underwriter takes a % of that. The title exam is not "free" information. The fee for the search and labor is basically a wash. The settlement fee is a bargin considering the time spent preparing all of the paper work.
Most everything else we collect is just that - we collect to pay others for their service such as recording fees the county charges. When a borrower needs to have fees cut, why is the title company asked to be the "cutter"?
If we don't cut- the lender won't use us again.
We're damned if we do and damed if we don't!

Is it really getting any better?

The refiers are busy refing because lenders are lending and the rates are very attractive.
The is a significant increase on the number of sales that are closing.
Our Smart Start sellers are getting more activity from potential buyers and many of them have
sold through real estate agents.

Our phones are ringing with consumers checking on title fees.
The economy will get better as the real estate market improves.

It's finally getting started!
Judging by the results of GATEWAY'S (Me) appearance on Golden Opportunities at 11:30 on channel 3 today, the market is coming alive again! WHOOPEE!
We had more responses for registering for our seminar on the 14th and requests for the "starter kit" than we've had in 6 months.
That's a good sign. Also, did you happen to notice the HUGE number of ads in the paper this week-end?
I hope buyers are paying close attention because now is the time to buy.
I'd like to know is anyone else is seeing the market improvements?

What would I be thinking if I were trying to sell?

This thought goes through my head often. Many sellers call our office with questions about our fees. The subject quickly changes to market conditions. We gladly take the time to talk.
I think they just need to know more to help them make decisions about selling and they are looking for ears that will take time. If I were in their shoes, I would be asking a lot of questions also.
Are buyers looking again? ... Are banks lending?...Does it pay to advertise in the newspaper?... Are any of the stimulus programs going to help?....Are we seeing an improvement in our business?
Because we close real estate transactions, we do have a pulse on the market.
I'm thinking that, if I were selling, I would learn everything I could about the process and make decisions based on the facts and try to remove as much emotion as possible and that would not be easy!

3-03-09 is square root day

Today is Square Root Day.
It is a holiday celebrated on dates where the day and month are both the square root of the last two digits in the current year. For example: March 3,2009 (3-3-09).
The next square root day will be April 4, 2016 (4-4-16).
Square Root Days fall on the same nine dates each century!
(it's more fun to talk about it than the market)

The Price Is Wrong

“Why isn’t my house selling?”
The answer is more than likely because THE PRICE IS WRONG!
The price is too high based on the location and condition of your property.
This is a hard reality of the real estate market conditions at this time. Unfortunately, most sellers consider their property to be the exception to that reality. EVERYONE can not be the exception.
“A man’s (woman’s) home is his/her castle” and some things are considered priceless and most others should be – PRICED LESS!
